1. Water Pipe Bursts
A common problem for owners of second homes is the inability to continually monitor the house’s infrastructure. Some choose to shut the entire house down and some choose to keep the heating/water systems going during the winter season. Frozen pipes can be caused by a variety of situations ranging from bad insulation to corroded pipes.
Some typical pipe burst situations:
a. An inexperienced plumber/handyman “shuts down” a house improperly. This happens when all water is not correctly removed from the lines, water heater, and toilets resulting in a leaky mess.
b. Many old cape homes are not adequately insulated in the basement, crawl space, and walls making a typical Nor’easter reek havoc on those exposed pipes.
c. Another common issue happens when a house uses well water for its supply. Well water contains a higher level of iron and other elements that can cause old copper to corrode much faster.
d. Finally, bad soldering, leaky toilets, and old copper pipes always break down over time. Regular inspections of visible pipes are always suggested prior to leaving your house.
2. Leaking Roof
Roofs leak! There are many causes but only one solution, fix it ASAP!
a. Tree, Ice, and Wind from our deadly winter storms cause thousands of issues yearly for homeowners on Cape Cod.
Solution: Do the prep work in the off season to trim all trees/branches hanging over your house. Also, make sure that your existing roof has no loose/missing shingles. Most 3-tab roofs only last about 15 years so it may be wise to upgrade to a 30-yr Architectural roof before a disaster occurs.
b. Chimney Leaks are typically caused by outdated flashing/roofing systems. Every house differs but typically fixing the issue requires re-flashing the chimney itself.
3. Flood Damage
Water/Flood Damage: Leaking Roofs, foundations, or sidewalls can cause permanent damage if not rectified immediately. The Water filters throughout the cavities and can develop into mold. We offer several different techniques to counteract the moisture and re-finish.
a. Call us immediately if there is a leak. We use time tested techniques to fix the entrance point and dry out the affected area. Sometimes extreme measures are required, but we try to work to make the experience are least stressful as possible.
4. Fire Damage
Fires can be very stressful and unnerving for our customers. We handle each case with our best employees. We carefully inspect all structural components to ensure that the integrity of the building and its components has not been compromised.
